Swedish fashion retailer Kappahl Group is relocating its headquarters to the MIMO development in Mölndal, near Gothenburg, opting for a workplace environment that combines traditional offices with flexible workspace services and shared amenities.
Kappahl is one of the leading fashion companies in the Nordic region, operating around 340 stores across five countriesand online sales in more than 30 markets. The group employs approximately 3,500 to 4,000 people globally, with several hundred staff expected to be based at the new headquarters in Gothenburg, without clear confirmation.
The new HQ will be located within MIMO, a large mixed-use office development of approximately 33,000 m², developed by Swedish real estate company Platzer Fastigheter. The building is designed as a next-generation workplace integrating offices with hospitality, social and flexible workspace services.
A key component of the project is the integration of Mindpark, a Swedish coworking and flexible workspace operator. Mindpark operates coworking areas, private offices, meeting rooms and event spaces within MIMO, offering tenants access to flexible capacity, shared infrastructure and community programming. The concept includes services such as reception, conference facilities, café areas, events and networking activities, alongside fully serviced office environments.
For Kappahl, the move represents a shift from a traditional headquarters model to a hybrid workplace solution, combining a dedicated corporate office with access to shared amenities and flexible workspace, says Platzer. This setup allows the company to scale workspace usage, host meetings and events, and provide employees with a broader range of working environments without expanding its leased footprint.
The project reflects Platzer’s broader strategy of integrating flex workspace operators and hospitality-driven services directly into office assets. Platzer manages a property portfolio of approximately 825,000 m² in Sweden, focusing on office and logistics developments in the Gothenburg region. Through partnerships with operators such as Mindpark, the company is positioning its buildings as service-based environments rather than purely leased office space.
