Publicis Chooses Amsterdam Office Staal-Kade with Built-In Flexible Workspace Services

The international advertising and communication giant Publicis has signed a lease for approximately 4,100 square metres of office space at Staal-Kade, a new life-style driven office development located in Amsterdam, close to main highways exits. The global communications group plans to move into the building by the end of 2026, consolidating several of its Dutch operations in a single location.

Staal-Kade is a 10,000 m² office complex designed to combine traditional office space with flexible workspace services. While Publicis will occupy a long-term leased office area, the building also integrates Club Staal, a hospitality-driven business club providing coworking desks, flexible offices and meeting facilities available to tenants.

Club Staal offers short-term offices ranging from 15 to 125 m², coworking desks, and meeting rooms that can be booked on demand. The concept also includes shared amenities such as event spaces, terraces and the Bar Staal restaurant, creating a service layer that complements the conventional office space in the building. Tenants like Publicis will have access to these facilities for meetings, temporary teams or events without expanding their own leased area.

Club Staal is operated by Re:Invent, the real estate services company founded by Martijn Roordink, co-founder of the coworking brand Spaces, which was later acquired by IWG. The integration of Club Staal into Staal-Kade seems to be reflecting a broader approach where traditional office buildings incorporate flexible workspace and hospitality services as part of their core offering.

For Publicis Groupe, the move supports its global “Power of One” strategy, which aims to bring different agencies and teams together in a single collaborative environment. The building has been designed with sustainability targets including a BREEAM Outstanding certification, and its service infrastructure allows tenants to scale meeting and workspace capacity without additional long-term leases.

The project illustrates a growing trend in European office developments where flexible workspace operators and building owners integrate coworking and managed office services directly into office assets. In this model, companies lease dedicated headquarters space while relying on in-house flexible workspace platforms such as Club Staal for overflow capacity, meetings and short-term workspace needs.
